Crystal Street Transformation: 5-Story Mixed-Use Building Coming to East New York

East New York’s building boom continues to transform previously empty lots, with recent permits submitted for a five-story mixed-use property at 104 Crystal Street, also known as 950 Glenmore Avenue. This latest plan contributes to an ongoing series of projects providing new residences and business spaces to the area in recent years.

The property is located between Pitkin and Glenmore Avenues, just a short walk from the Euclid Avenue A/C subway station—making it an excellent spot for transit-friendly housing. Eliezer Grunberger of EZ Builders Corp. appears as the owner on the freshly filed paperwork.

29 Apartments Planned Alongside Retail Space

Plans indicate the new structure will rise to 50 feet and offer 19,970 square feet overall, with 13,147 square feet set aside for residences, and 6,822 square feet slated for commercial use on the first floor.

The design includes 29 apartment units—likely rentals—each averaging roughly 453 square feet. The construction will use a steel frame system and feature ten outdoor parking spots at the rear of the site.

Emerging Housing Prospects

While it remains unclear if the building will join the NYC Housing Lottery, its presence reflects East New York’s push to turn previously idle plots into new living spaces. The vicinity has seen a notable uptick in permit applications for everything from smaller residences to larger mixed-use complexes, drawing new investors and boosting housing availability locally.

With additional projects in the pipeline, East New York is steadily evolving—one property at a time.
